COMMENT The development is adjacent to the Linton Village Conservation Area and care should be taken to ensure that the design and materials are sympathetic to properties in the Conservation Area. There is possible overlooking of Highfield House to the east and Hard Gap Cottage to the North from the proposed new balcony.
Objection- Contrary to the Village Design Statement, section 6.23 Parking should be to the side and rear of the property and front gardens retained; section 6.9 Extensions including garages should not close the space between properties. Generally the plot will be overdeveloped leaving little garden. See section 6.8- development should reflect the scale, dominant building/house type and space between buildings in the adjoining street scene. The plans are also not in accordance with the Neighbourhood Plan policy A2 on Design and extensions.
